I may have already have had an opportunity fall in my lap just by circulating the word to immediate associates that I'm interested in buying property.

I am unsure if you are a seasoned investor but I have found multiple that are active on biggerpockets and do not get owner's title insurance for relatively new-build properties.Besides a potential Indian-native laying claim to a property or a ballistic missile destroying my property, I wonder what else makes owner's title insurance a good investment when I plan to circulate the property after 5-7 years. 

Your going to get a lot of bad advice on the Nevada and Wyoming because there is so much bad advice in circulation.

Here in Canada, the Currency Act describes legal tender:8. (1) Subject to this section, a tender of payment of money is a legal tender if it is made(a) in coins that are current under section 7; and(b) in notes issued by the Bank of Canada pursuant to the Bank of Canada Act intended for circulation in Canada.Marginal note:Limitation(2) A payment in coins referred to in subsection (1) is a legal tender for no more than the following amounts for the following denominations of coins:(a) forty dollars if the denomination is two dollars or greater but does not exceed ten dollars;(b) twenty-five dollars if the denomination is one dollar;(c) ten dollars if the denomination is ten cents or greater but less than one dollar;(d) five dollars if the denomination is five cents; and(e) twenty-five cents if the denomination is one cent.It would also appear that under the current interpretation of the Act, the method of payment (e.g. cash, debit or credit card) used in a transaction is a private agreement between the buyer and the seller.

although post 08 they are pretty tough to get.the issue with raising money in a fund is the lender expects interest day one and continuing through the term of the PPM.. your making short term loans that get paid off.. you will have drag if you can't keep the money circulating constantly..

I do appreciate your perspective.From my perspective as a new investor there are many different ideas, stories and content that are circulating of how to approach this type of investing.

If you see the G4's Central Bank Balance Sheet position and M1/M2 Dollar cash position circulating in the market you will understand what does it mean by "permanently changed"One thing for sure: 10 years from now, there's no more cash-flowing market and ratio between owner and renters will be huge.
