I am going to be the contrarian on this subject.. 1. the pre license course is valuable as it teach's the vocabulary of real estate and the basic laws of your state.. its dirt cheap and one of the better ways to build your foundation. 2.

Rental arbitrage was hyped up when money was cheap.

they think 3k on a how to class is cheap and it is.. and all of a sudden they are going to make huge return based on % but its still small dollars.. and how are they going to convince a wholesaler to even use them.

These cheap arse customers who want to buy materials so they can get CC points are not going to do any of the above.

So there will be the cost of the inspections (not cheap) and the cost of the repairs.  

In the prior years it seemed all syndicators made money due to cheap debt, now it seems you have to be able to capitalize on somebodies mistake and get in cheap, same as buying a SFH. , now if specify those who sydincators who did  Exactly, for example we run a fund and have zero debt.
