If you can get a big 4-5 BR house with a view for a under a million bucks, i'm pretty confident you can cash flow it with a good return, even in a 6%-7% interest rate environment.

As a rental strategy for non owner occupants, it absolutely is a fantastic way to generate the highest return, that's true.....but also, and most importantly, your screening has to be on point, and without that, it won't be as effective because one bad roommate can ruin the environment for the other roommate tenants.

not in columbus ohio they don't care about the environment. we are building 7 houses at a time and there's nothing in the way all of this year. new deliveries and prices are very strong. maybe blue states but not something we have to worry about in our local market. land is a buyer's market in most areas too.
