I STR it for 15-20K a month in the summer, and was offering it for rent for $2100 a month in the winter (lower than any comparable houses), and was getting tire kickers at that price. 

I am confident that the 3 water heaters and 3 HVAC systems I put in place since Summer 2024 will give me some peace of mind in 2025 and beyond... for those properties.

I think you have a solid plan in regard to getting a summer home.

There aren't many places available in the summer right now.

They bought a second home near a popular tourist area, lived there for the summer, and rented it out during peak seasons.

I dove into real estate as a college student, working in New York City as a real estate agent during the summers.

Summer months are always popular for both locals and again those from the south looking to escape the summer heat.  

I spent my entire summer doing maintenance and ensuring comfortability.

Would also like to take some money out to help with down payment on a house this summer.
