Hello,My wife and I are doing a BRRRR on a condo that has square ceiling tile.

This home is 3/2 with hardy exterior, barrel brick ceiling entryway, spacious floorplan, vaulted living room, vaulted main bedroom, walk-in tile shower, and granite throughout What made you interested in investing in this type of deal?

We have older ceiling tiles, so when each star was removed it tore off the surface of the tile.

Adding an led light strip all around in the upper edge of that tray ceiling can give a different vide in your movie room.

And there are also leaks coming in at the corners of the ceiling from the water management. 

My prior PM used one of these companies and we were paying $300 per unit, $10 per ceiling, and some standard amount per wall repair greater than 1". 

So we want to make an offer on a house in our target area but it has brown stained walls and popcorn ceiling and a sting odor of smoke.

I've tried asking if any maintenance was needed in various ways and never got a "Yes" in any form, even when there were obvious problems, such as paint peeling off the ceiling and a wired smoke detector hanging from the ceiling by the wire.
