So I contacted the tax collectors office and was told there was a legal loophole and that since the building had been owned by a non-profit for part of the year it would receive tax exempt status for the full year.

If you are comfortable messaging me the agent you have worked with I may reach out to them rather than cold calling their office.  

It was in a over the garage office/bedroom that never got used.

Then call a few offices and ask if they have a realtor who works with investors. 

They put their educated, well dressed employees on the front line and hide the Highschool dropouts in the office and that is who's actually managing your home. 

I generally get a picture of the letter at the post office with the paid postage on it also. 

Much of our back office is centralized / remote based, while our boots on the ground are local to the market / properties. 

As well as seasoned Banker/Loan officer that can run the proposed numbers to see where you need to be LTV/ARV and number wise.
