It would be best to connnect with some brokers out there like @Tyler Chesser who are very active in the market.

If so make they have their earnest money held by the attorney and not the agents broker.

Today, they are floating between 7.4-7.75%, depending on factors.Your best bet is to work with a broker who watches these things daily. 

Add 2 points and a processing fee for the broker an underwriting fee for the lender and various and sundry closing costs and you're golden.

Sounds like you are a buyer, so you should know that the buyer's agent has to have you sign a buyer broker, the game changed last year but did it..

I'm a Broker and Property Manager in the Detroit market and have 25 years experience with both Section 8 and other types of rentals as well. 

Supposedly, they connect sellers with brokers and homebuyers in each market.

I have family in Houston, Dallas, and the Valley, I was networking with brokers in San Antonio, but the Taxes seem to be quite high as well in that State, although much favorable laws/regs on the landlord side.

I have a couple insurance brokers that may be able to help.
