Luckily, I have everything documented.I had my lawyer review the contract, and he told me that in his entire career, he’s never seen a contract so one-sided in favor of the company.

After that's under control, focus on increasing income through additional work at your current job, taking on a side hustle, or finding ways to increase income on your existing rental.At the same time, educate yourself.

Just a local guy/gal that wants some side work here and there.

No reserves, Income may be good, credit on the low side and NO Equity in the home.  

While this won't stop the Gen Y and Z crowd, I think it will make it harder for people to raise money, when a company with 30 yr track records are marketing right along side the guy with 2 yrs (for a similar type of deal).

It was on the more limited side in general (for a few days' worth).

Think FL, TX, AZ, NV, and other southern states as the ones that boomed the fastest.On the flip side, the northeast ME, VT, and NY are still strong markets and will probably be the last dominoes to fall.I can't tell you what to do, but I am waiting until the middle of 2025/2026 before trying to catch a falling knife in the southern areas.
