Unless those comps came from your own due diligence you can't trust them.The games played with 'published' comps in commercial and multi-family properties are legend.

Sports are tougher, but I can get enough college basketball through local programming that I don't care too much.

Since the houses are small, the garages are full. 2 doors down, the neighbor moved to a nursing home this year and his family has rented the house to a girls basketball team....6 players with six cars.

Several years ago, I ran a travelling AAU Girls Basketball team and the only parents I had trouble collecting from was a prominent dentist in town.

I am a graduate and still come to town often for football/basketball games.
