The city has a few popular vineyards and every year a festival is held where roughly a quarter million visitors attend. 

I attended an informational training for beyond bnb, without signing up for their service, I implemented a couple strategies they discussed and found they worked.  

Red Stick REI is a great meetup in BR if you're not already attending it - it's on the first Tuesday of each month. 

In 2017, I found Hipster Investments (Ali Boone) and through Hipster attended a webinar hosted by Maverick Investment Group (Matt Bowles, Phil Alexander).

These days, a couple of things seem to be affecting how and where college age students are attending classes.

You should download the lists of properties, research a few, attend online or person, and learn the basics.

Then typically the applicants also attend the hearing to help answer any questions that may arise that the agent might not know the answer to.

I highly recommend attending real estate networking events to meet more people is this space and pick their brain and learn more from their projects and see what is working and what is not.
