I've seen some pretty healthy asking prices for land where all entitlements were obtained & approved.Also, I do understand that there's a cost paid to the geotech, architect & city prior to approvals.But...

If you know an architect or builder call in a favor, they can give you the values.

Because construction is like herding cats, financially and time wise.Your architect never mentioned this special ceiling requirement? 

Hi all,Does anybody have any recommendations for architects who are self-certified and specialize in Chicago residential properties including 2 flats (what we have)?

My previous home was a craftsman bungalow built in 1915 by a relatively famous architect.

I have lots of ground up experience as an architect in NYC. 

After doing the research and meeting with multiple architects and builders it became a project that we did not want to take on.

Your architect will determine the scope of work and whether a structural engineer is needed. 

Usually, you're working with a civil engineer, architect and general contractor.
