mike...touche....then again, her husband did paint all 4 units including ceilings for 800..i want to make smart decisions,but not be a total cheap bastard..they're good people who look out for me so i should take care of them...vikram, i like your thikning here..i think i will break down the 10/hr and show her that at that amount, she would have to show the property x amount of times to get 1/3 rent or something like that, and see if she goes for it..that way she needs to lease apartments to get paid..thanks for the help guys..any more suggestions or comments, i'm open

I would have to agree with Vikram at this point and say that you probably need to get have your lawyer send a letter to the Title company and the seller alerting them to your intent to sue for damages.
