Hello I have a client who needs to do a purchase and rehab loan on a four unit property in New Orleans.

Already separate meters.Dated units, run down common areas. 

Take that for what it is.I like markets as an investor and business owner with median pricing close to or below the median average for the nation.  

Granted once I rent out the unit I leave, after vacancy and everything we would cash flow almost 400(minus heloc as well)All the deals I find.
