Detroit has more to offer though:)Overall, your approach should be strategic and you should be targeting a specific Property Class (A, B, C, D).If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

If you’re a B/C student and can follow direction and show up to work on time.  

In my market, a B/C+ class rental will almost always have laminate and that is what I will generally use.

My product is contract sales and Real Estate is merely the vehicle to get from A-B. 

Now comparing a C class home with a B class of course the C class will have a higher repair factor but that is across the board no matter who the tenant is.

Things to learn for multifamily: 1) find who will give you the money for the purchase if you can't cash out 2) Know the area you're buying (A, B, C). 

I try to have a plan A, B, and C in place with tight acceptance and contingency periods.
