Do you require the Rewards Benefit Program on all your leases? 

I’ve househacked for 6-7 years now and I’ve found that house hacking was the most low risk, high reward type of  way for me to invest in real estate.

If they want to stay, offer to keep them 5 - 10% below market rates as a reward for their good history (assuming it is good).
