If you are using it to buy a turnkey property which needs to produce cash flow to be considered a viable deal how does buying turnkey(Little to no cash flow) combined with HML(High interest only debt) make alot of sense financially?

I warn people over and over and over to know what they are buying and to go personally see what they are buying. 

@Camille Romero I would not buy a property in a city with a declining population.

However, can you buy real estate without using any of your own money?
