If one of my listing agents procures the buyer the total commission goes down.. its never the full commish.. this is very standard for those that have experience at this.

If you paid cash for the home then you can easily procure a Line Of Credit from a traditional bank or from a hard money lender.

Advanced option - when you know a pro and not just the company that hires him, he can get a crew of a total of 8 people (10 if bigger) to knock it out in a day if you provide materials, which are easy to procure.

Negotiations took approximately two weeks to nail down between what the client's business consultant recommended and what I was able to procure on the lending side.

I think if you're getting referral kickbacks from bringing in the tenants, even when someone else is writing the lease, I think you're acting as a procuring agent and need to get licensed.Honestly, just go get a real estate license.
