On that topic I completely agree with you Scott, @Mark Miles has done nothing but bad mouth the Pocono region for years now!

I have been in touch with a couple US based ones that lend in region.  

We are actually working with MEDC to put together workshops to help provide trainings for various regions in MI to help fill in the development gaps from the real estate entrepreneurs and what it takes to build a development company and complete a project.

I was just reaching out to see if anyone knew of any regional/national lenders that do small balance loans.

Also, consider checking out smaller regional banks in nearby towns that might still service Burlington.

Most regional banks have them, and they are all slightly different.Secondly, the bank has every incentive to call this loan if you violate the terms.

And then Hurricane Laura struck...Real estate market in this region is very depressed as of December 2025. 

With so many banks to choose from and me already doing thorough research, I was hoping someone had a personal good experience with a certain bank or an individual at a bank who understands our world.I’d recommend looking for local or regional banks that have experience working with investors—they often understand the unique needs of real estate investing.
