Up to 2 to 2.5 million in Charlestons SC.. and my current 90 home project in Canby Oregon 700k to 1 mil.. this one through all the turmoil of covid and supply issues we have hit proforma of 15% to 20% but there were a few that lingered and we made maybe 5 to 6% .. but there have been some really good ones in that development were we hit way north of 20% ..

Several of my investor clients have dealt with similar situations in North Carolina, and here’s my take based on those experiences.First, you’re right about the legal framework: NC landlords must make reasonable efforts to re-rent the property, but tenants remain liable for the rent until a new tenant is found.

PS before the hedge funds jumped in about 2011 to 2012 I was an activce courthouse buyer in Henry county and a few of the counties on the north side of Atl metro so been to many of the  auctions having them all on one day is a cluster .. you have multiple criers crying sales simultainously it can be hard to follow but you can also squeeze out one that folks missed.. we did quite well until the hedge funds knocked us little guys out of the area..

I think finding other value adds than ADU additions are likely to be the superior investment versus adding a ADU.Best wishes, especially wishing the best to all the fire victims.I believe the market around north L.A. is one filled with some pretty well healed individuals.
