(anyone else in my space has between $100 dollars and $200 dollars.Obviously I am not kidding when I say ALL these damn marketers don't know ANYTHING about friggin FB marketing.The ONLY way to be the best at something is when you do not follow other people.

Clearly, this is not preferred to renting to a quality tenant.I agree with getting the judgment to make the deadbeat tenant more prominent to identify.To add to what Stephanie Dupuis posted: one of the things you want to do as a landlord is identify all addresses where the tenant applicant has lived; these can come from a credit report, the application, the DMV, facebook, myspace, google - wherever.

I'm not interested in sharing my space with others (I have a partner who would contribute towards the mortgage & we don't want to live with other people in the same unit). 

My space is 12,000 sq Ft which is divided up 6000 for co working which has 14 private offices, 4 conference rooms plus 1400 sq ft as a common area for 80 members at $130 per month, The back 6,000 feet is a corporate meeting space plus event center, we can do weddings and corporate events up to 200 people, PM me would love to talk about the warehouse space.. 

After I got the survey, my architect took measurements and confirmed, since I wasn't doing anything new (most 2Fams on my block has the parking space) and my space was wide enough for carport, I would not need to submit a variance.

Yup you learned the classic lesson with MH  you don't go to home depot and pick up your parts..this is why when I have bought parks over the years the older single wides I simply give them to a deserving tenant and let them maintain them.. and take my space rent..

If anyone wants a second opinion about an issue you're dealing with with fire inspections, egress, fire alarm, sprinkler, change of use, etc. that's my space so feel free to ask.

Today is the first day I actually measured my space and I'm just now realizing I only have 14 1/2 inches of depth to the door frame. 

I only agreed to let them apply based on the fact that an adult would be with the children and they would not be unattended in my space.
