It seems like your ROI is basically the same in each option, but you are taking on a much bigger project to convert a single family to a four-family.So basic calculations, since we don't have a full financial picture, i.e. what does financing of each look like?  

Make sure it's dated and have your agent take a picture of it on the door.Then have your agent hire a locksmith to be at the property on the stated date with any necessary contractor.

Also when it came time to pick the finish products (tile/stone/fixtures/etc) I would request getting the manufacturer, the model #, sku#, picture if possible...everything.

I use an actual picture of me on profile and use my full name-Brent Mendenhall, which is surprisingly more PII than you provide in your profile.  

In that case there is no re-titling needed, but what do I need to do remove WY LLC from the  picture?
