We will take the quick deal any day over making a few extra thousand bucks.  

I'm hoping there are some other invertors on this forum that might have some other insight. this is one of the biggest mistakes investors make that own only one property or two.. hanging on in hope to get an extra 75 bucks in rent.. so now you have waiting at least 3 months  of vacancy and lets say you should rent for 1400 so thats 150 a month .. how many months will it take to make up 3 X 1400 if you hold out for that extra 100 to 150 a month. 

You can pay a flat fee listing service a few hundred bucks to upload a listing (you'll have to answer calls, schedule showings, set up a lockbox, get a sign, vet potential buyers, avoid scammers and people trying to sell you stuff, negotiate and manage the sale yourself).

I don’t want to underutilize the equity on this property so I feel like taking out 100 grand on our Primary where the rates suck already and it will only cost me an extra 600 or 700 bucks a month. 

For LP the question still remains: you want to lose 200k now or lose 500k later, all for to just generate 200 bucks cash flow.I'm an adult, and am responsible for my decisions, including the contract I sign as an LP with the GP.

Buck up, find alternatives, research before you leap, be smart. 

If you’re going for the big bucks.

U can have zero experience and just need a few bucks and a  good credit score and you can buy a home to live in or a rental.. but not development deals.. different ball game

Any quack on the internet gives out ESA for a couple hundred bucks and landlords left and right are accepting animals they do not have to accept.As I said though, there are some ESA that are actually real, but still not protected and then it's a landlord decision.

It is your property and the buck still stops with you, but for the most part you’re responsible for managing the manager & making sure all interests stay aligned.
