@Matt ConcannonMatt - it depends on several factors.As Aurelien Bonin mentioned above, if they are limited partners (passive investors) they typically are not included on the loan.

Matt did mention if you already own a property and if you have equity you can use a line of credit against your primary residence to pull equity out and use that for your next rehab or funds to purchase again.
