We never install glass block windows, but instead install a custom acrylic block window that is factory made, higher R value, replacement window installation, no mortar to ever maintain.

Here in Reno, NV Tesla has a factory building battery packs and the new semi-trucks and some tenants value the technology of battery packs, EV chargers, smart home features, etc., and would pay a premium to have such amenities.

Additionally you want to model out a vacancy period at the end of each lease term, to be conservative. 6-12 month vacancy factor is common.

Short-terms rentals might actually serve as a stabilizer if structured properly, but no one factor is going to define outcome.  

The only known factor is you cant capture appreciation if you no longer own it. :)

At the end of the day, the most important factor is location.Doing a quick MLS search, there are only 2 homes in the Austin city limits with 6+ bedrooms that aren't well over $1M in price.
