If a residential contractor can take the AIA system, paired with the commercial professionalism and apply it to their residential business, I can't imagine how they wouldn't be successful. 

My opinion of his business model has never changed.. poor model ridiculously poor execution and many crushed investors in their wake.. 

Just imagine that you are Airbnb or Vrbo, OTA makes money when guests book on its platform, that is why OTA punishes people who uses direct booking outside of its platform.

I wake up a random Tuesday am and think "yeah, paying on these notes sucks, ok, let's stop doing that" and I just send an e-mail saying payments stop.......

Imagine that you have a capital gain of 20k, if you invest those 20k as a down payment for another property in the following 2 years you won't have to pay tax on them.

But imagine, an employee calls of, then you will have to go and be a substitute for that employee if no other employees want an overtime?

Can only imagine the nightmares of dealing with disputes between occupants:(

I can imagine it depends on how significant the issue is but I'm interested in y'alls take on if this will impact the resell value even if I fix it completely? 

Magistrates tend to have long memories and also tend to hold grudges against local incompetent landlords.So if he wakes up and talks to someone with any brains and experience, this won't go to court, but he'll start looking for another excuse to get rid of you, something much easier to argue in court.
