We own an 8-unit boutique hotel and our biggest challenge is keeping our ADR up (or be able to get through our slow season without negatively cach flowing.

Does the idea of owning a small hotel excite you?

I will be managing all booking, renovation, and maintenance operations of the STR (besides mandatory front desk operations, and cleaning - required to be run by the Hotel).

Weekends brings in people visiting family or going to a foot ball game and week nights is mostly contractors or other blue collar groups needing a place for the week that is nice but cheaper than a hotel.

STR's still offer value over hotels in cost per room and offer things like private pools.In back to back storms we had 14 out of 65 units damaged to the extent of taking them offline.

The rents are still growing on the smaller ones too as I think the rents compare favorably for people coming in when they look at a nice hotel room for 150k to 200 a night or a one bedroom cabin for 200 a night. 

That language is definitely not in the rider itself, so if you decide to go that route, I'd ask for it in writing.Our decision to go with the BOP was driven by the fact that they write commercial STR under a hotel / motel policy. 

I can’t keep track of the number of  people I come across on bigger pockets who feel the need to create entity structures more complexed than my former employer that owned a hotel portfolio valued over a billion dollars. 

I've been in the hotel business in downtown Chicago for over a decade and I can tell you there is A LOT of business here.
