I have years as a property manager so I have pretty good grasp on rents and will do comps in the area and also can give input with expenses.

We could have better grasped these opportunities as the P&S was signed in mid-July.

I think you might have something mixed up but without knowing what, I don't know how to help.Best to think simple to grasp concepts.

Plainly put, getting your tenant to pay any share of this replacement would be at best a grasping move for a professional landlord.You also clearly have never learned the first thing about replacing a 240V electrical appliance like a range or an electrical dryer.

I plan on investing in the DFW area, Austin, and San Antonio, Tx.  100k SFH'sMy current plan is to read more books, watch more webcasts, and gain more knowledge.Followed by next year becoming a pro member and practicing evaluating SFH deals, so I can get a grasp for what a good deal is.I will start trying to go to meetups around my area and find a mentor.
