This wasn't mentioned, but I think focusing on what you can provide outside of the home might make your property stand out more too. 

Name-calling, threatening messaging and using proxies to stand where the owners should has not worked for any of us.

Not to say that you'd pick crappy materials, but contractors with experience have manufacturers and suppliers that they know guarantee their products and that helps them know they can stand behind their work. 

Seems like 130 units is a beast to manage, I'd love to hear about your on-site management systems and "experience management" process to stand out amongst the fierce competition in the smokies.
