If you go RBTR, here are a few key criteria I've seen to assure comfort of living and lower vacancy / turnover:- at least 400sqft per tenant and no more than 2 tenants to 1 full bath -excess parking where folks aren't blocking each other in and you're not getting complaints from your neighbors about overtaking the street parking.

I’ve been around real estate for decades, and I read in The Economist once that in lively markets like Charlotte, folks will pay a premium for a comfortable room if you’re near major employers.A friend of mine tried something similar out in Austin a while back.. he’d inherited a 4-bedroom property and split it into individual room rentals.

But you do have the room sharing.. in Cupertino were you have a huge Asian population I know folks that will put two computer kids in each room for 4 bed house 8 techies and each paying 1k to 1500 a month.. can just about make it work since the houses are 2 mil.

And most of those buyers dont have a very big down payment /  unless you think you can get bigger BP.. so if these are high ltv loans then no I dont think HNW folks will jump on it.if the LTV is about 60% then that might work.

For me it was not necessarily that and frankly most 9 to 5 weekend off parents get way more time with the kiddos than self employed folks that are striving to build up their investments.
