I am of the opinion that you'd be better served using that money toward the down payment on a property.

Hopefully, if you are reading this, you will not be lured to actually invest without diving much deeper into how any capital raiser or direct sponsor actually goes about creating that return. 

Then you might be well into the black in a few years.

I have a job that also affords me a lot of spare time in my schedule and I'm looking to use that time to begin/continue/grow a real estate portfolio.

This is more than enough to do PML's whether you originate or purchase from a broker is up to you.
