When one tenant wants to leave, I want a very clear day/time of their departure.

You also won't find any abandoned vape pens, bongs, or cigarettes because they always have room for those.

Even the worst weed gets purchased and the market is quickly moving towards edibles and vape products.I see the civil asset thing to only be an issue if you are contemplating illegal behavior. 

My leases state no smoking or vaping  of any material on the property. 

Happened during easy daytime hours on my day off work.

We reduced our timeframe to get back 100% to 30 days out and offered anyone within the 30 day time frame either 50% back or the ability to reschedule for a year from the original date.

They also seem to get sick a lot, probably from lack of sleep trying to balance daytime family life while working midnights.

No “tenant” or former owner language… but only if they are acting like they will stay longer than their 7 day time to rent it back handshake deal…. 

But like Joe said about a local group -- I'm trying to figure out when would be best to have a recurring day/time before I'd start it...but I think around Tax season is possible for us to do a Meet-n-greet.
