It's almost guaranteed they will pee, poop, and puke everywhere and there's a very high risk of chewing, scratching, barking, digging, or other bad behavior. if you're going to do it, the cost needs to be significantly higher, like $500 or more.

Pets can do much more damage than just scratching up floors (i.e. peeing on carpet, eating blinds, chewing on molding, etc.).

And that's because we were conservative with leverage and never bought at the top of a market.3 - Maintain a *lot* of liquidity in other investments so we can feed the properties if necessary, and like you said pay off the notes if refinancing is not available.4 - Never bite off more than we can chew.

The tenant has no disability and the animal is not related to helping them in other than a law enforcement capacity (chew up the bad guys):) This is a very good tenant, however, my insurance policy states "no dogs".
