Your Attorney has been WELL compensated and you should DEMAND he gets them out!

No way is this a scheme to keep EM for the seller..Anytime I have had EMD disputes it usually gets solved with a 50 50 split since I know what will happen.. what happens is exactly as you describe.. money is to small to realistically hire an attorney to collect..

I had a Subject 2 or wrap deal fall apart last month, getting title insurance and a closing attorney willing to close the deal were among the many issues.

I moved to a new state and was curious to see if I should open a new LLC for a new state and if anyone had reccomendations other than a local attorneys office to create one.

Def dont want some manual emailt tracking from their attorney, would be super basic.Told them id be putting principal payments in it here and there, so want to make sure that is all included, just interest only is not that good. 

I doubt you will find an attorney to take this on.
