It doesn't have to be art since it's most likely in a closet anyway and it won't take much to keep the filter covering that hole with the help of gravity.If you are planning on relying on that system for an extensive period of time though, I'd probably get it inspected by an HVAC professional.  

The art is to increase the rent without running off GOOD tenants (very important, if the tenants aren't ideal tenants then non-renewing becomes the default option).

Gordon Ramsey has had a restaurant for sale and it was taken over by professional squatters (didn't know that was a job title :-)They planned to give away free food and open an art gallery there and are threatening to prosecute anyone entering without their permission.

Perhaps that means pursuing art, consulting, teaching, etc. 

I have a 5 unit which is commercial, a combination of commercial units (yoga studio, art gallery) and 3 residential units. 

It's more art than science...but more science an arbitrary amount.

Lots to do yet (re art and decor), but it's good to know that the neutral ascetic has been embraced.
