I ended the offer to rent to the tenant on December 1st and didn't receive any communication from LMHA until December 15th when they tried to schedule the inspection...that's 45 days to process a voucher.We had another home pass inspection on November 5th and we hadn't "stopped and waited" for LMHA because it had never been a major issue before so we let the tenant move in...LMHA announced on November 15th that the tenant voucher needed to be re-evaluated by LMHA and that the rent rate needed to be adjusted (The story was the "Administrator A" reviewed and approved it but since they had resigned, now we had to wait for "Administrator B" to do it.

We charge $45-50/night for the RV pad up to 4 people, $5 per person per night extra for additional guests.

Now if you're a young 25 year old, and you want to be really financially free at 40, 45. you'll need about 100% more than you think you need today plus medical fees and retirement savings. 

We manage about 45+ STRs in Indianapolis.

If it takes 45 days to find a new renter, the old renter is responsible for 45 days of rent.

In most other developed countries it is 3-5% total with various splits to buyer/seller (similar to expensive markets here where average is 4-5% total), plus they have 15-20% VAT in these other countries that gets absorbed into the deal.

Hi Ian, we have 15 units medium term in our management portfolio listed in FF and Airbnb and accept 1 month stays, but I do think that 3 months minimum with 45 days notice is a good base lease term setting to reduce the frequency of occupancy changes.

And if you do find something you really like you could even go under contract within your 45 day identification period.
