really depends on where you live.And now with ORegon joining other states in cracking down on unlicensed wholesaling IE marking in any manner a property you don't own.. and even they don't like transactional funding either.. so this may bring a few more opportunities to those starting out that don't have big direct mail budgets etc..

Account ClosedIt's great that you are a dual threat in that you can convert deals that unlicensed people can't so your conversion rates should be higher as you can offer the right solution to the seller whereas most wholesalers can only target the truly distressed who can't fix up their properties to list.2k = about 4000 mailings so yes, that's very different from the initial 10k on a credit card, 2k over 4-6 months is no biggie but if you just saved one commission you don't even need to put it on a card.
