I refused to dismiss the action against her so it goes to trial next Friday.To make it clear, when I issued the 14 day notice, the actual tenant had given me money orders for about half of October rent.

That of course didn't work so the next letter with a trial date was sent out getting me a court date of November 20.

Secondly, if the court system in your area is as most areas, the suit will take 18-24 months to get to trial (minimum).
