I have 3 SFR rentals that have loans and I have zero plans to pay them off any quickerSo now I took a HELOC out on my personal home and can use that equity for quick cash purchases if something comes up.....and I'm stocking the cash away that is no longer going to my mortgage and interest, and I'm going to use that cash to invest.It comes down to your risk tolerance and goals.....to win big you have to take more risk but be comfortable that if that risk kicks you in the teeth, you can handle it....

And the vbro service would be the one that would go after the owner.I don't think there's any gray area whatsoever there as long as you're contract was clear:1) Owner would turn over all prepaid booking money received to date.2) You would honor all bookings where you received the payments from the owner.So let the owner justify her check and tell you which bookings are included in the payments as being prepaid and which ones aren't.

However, getting into a wholesale deal and starting from scratch on a big rehab project while hoping that I can trust my contractor, property manager, and anyone else to do things the right way when I have no contacts or existing relationships whatsoever is likely a recipe for disaster.
