Example for my market: - water heater $1600 (lower end of licensed plumber cost), 12.5 years (150 months) $10.67/month- roof (asphalt shingle) 2 br, 2ba typical size ~$10k licensed, 20 year life span $41.67/monthkitchen, exterior paint, flooring, plumbing, electrical, fencing, tree trimming (I have a property where the tree trimming is one of the larger maintenance/cap ex items at over $1k/year), bathrooms.  

We've got 2 bed/1 bath homes renting for as little as $450 and as much as $1,400, and 3/2's that span the gamut. 

The second major difference may be something  you've yet to experience if your investing career has not yet spanned an entire real estate cycle. 

I put them in my renovations to allow cable to be pulled between floors and the length or span of a floor.

Its 14 homes and one vacant lot, spans 1.5 blocks, and unit mix from studios to 4 bedrooms.I am always looking and negotiating and I can tell you that the market here is so competitive that you better have funding at a moments notice.
