I smiled when I read your email because most of the properties in my market are of similar age and many of my friends have been BRRRRing them just fine.

Yup Comply ,,,comply and smile..As far as rust on furnace,, sand it off and spray paint it..if it's the exterior.. if he red flagged it.. you got issues and might need a HVAC guy to service to ok that's it's up to use.At least he didn't hit the electrical panel or outlets, gfi's ,, roof.. or sidewalks/ steps for cracks..You could ask if you can still get ok to rent, and he'd probably say OK... with time table for reinspection.. set.... did you ask??

When people that shouldn't be investing are buying it makes me smile.  

It is not too hard to smile and have empathy for families who are just as frightened and scared as the rest of us. 

Especially the ones that have families, are working the night shift, and still find the inner strength to smile and provide good service no matter the pressure they are under.  

They're begging to come back when its completed and always greet me with a smile.
