As long as the PM has crossed all the T's and dotted all the I's an eviction should go pretty smoothly (assuming a landlord friendly state).I would ask the PM how often they have to go through the eviction process (if it seems like a lot then it may be best to find a different PM) and how much it tends to cost.

They didn't attend the inspections and the financing was pretty smooth too (maybe had to send bank 1 or 2 emails).

So I believe every once in awhile a broker/agent DESERVES one that goes smoothly without having to move a mountain.Most buyers and sellers aren't running a business as a broker/agent everyday so they do not see all the other things going on eventually leading up to a sale.I do only commercial real estate.
