Bartstop,I know this doesn't answer much of your question but to be direct, unless you can sell those houses you bought for $70k *today*, those appraisals aren't worth anything more than the paper they are written on.

, she signed some papers to receive a 1/4 acre lot of land as part of her parents divorce settlement - the land was in - a new planned community in Navasota, Texas.She forgot about the place, until about 5 years ago when we were asked to pay back taxes - We complied, paying probably 400% of the value of the property itself in taxes (We were not aware of any alternatives) - since then we have been paying taxes on time.We once went to view the land (there is no house) - safe to say the community never "took off" - there are a few houses enclosed in woodland, with the occasional manhole cover in the middle of the woods.

I don't think you have any grounds to back out, because the HOA was mentioned in the escrow papers and you signed them.Ditto, I don't think you have any legal grounds to go after the agent, because the HOA was mentioned in the paperwork, and you signed it.My suggestion is that you take the whole mess to a lawyer and pay him to look over it and tell you exactly where you stand.It's possible that if escrow hasn't closed, you might get your agent to take a small cut in his commission based upon the fact that he mislead you.But the fact remains that you signed the contract.At a minimum, learn a lesson and stop signing papers without reading them.

Thanks guys appreciate your insightI was given the advice that an appraisal isnt worth the paper its printed on....Ive comped the neighboorhood based on websites like Zillow/cyberhomes/ etc....All it does is raise more red flags....220K home next to 7 120K homes. ???
