Ryan Doyle Seller Financing example and questions
7 February 2014 | 11 replies
I've got a deal on my radar, but don't know if I can swing it without some sort of seller financing...and even then, I'm not sure I have the concept down 100%.To make the numbers easier, I've rounded everything off, but these are close to what I'm assuming right now:Asking Price $400kExisting loan $288kAssuming that the $400k is a reasonable price:If I were to try and get a bank loan for that amount, I would be required to put down 20% or $80k (which I don't have). If I get SF, I would get a bank loan for the $288k which is less than the 80% LTV, and the seller would hold $112k.

4 February 2014 | 18 replies

John K. Tenant keeps overpaying by $2
8 February 2014 | 12 replies
The tenant receives a weird amount (for round numbers for this example), lets say 101 dollars from housing assistance, and then also mails a check for 101 when the rent is 200, so a over payment of $2.
Thierry Van Roy Need info on developing reconstructable structures
14 March 2014 | 5 replies
So this is a very, err, exotic question, but what I'm looking for is this:Reconstructable structures for a beach club. The thing is France has had some legislation passed which abolishes beach clubs (think Saint Tropez) that are kept all year round in "environmentally sensitive zones" (i.e. everywhere). They still allow licenses on leased beach land during the season (april-october) but outside of that, they need to magically disappear.Save from having a 400.000 EUR write-off every year, I believe there has to be another way.
