I asked my roofer to write an estimate for the repairs needed (as that was the largest issue the appraiser hammered in his report) and he unfortunately discovered some issues.

My roofer said its better to just go over it, and if I rip it off it will cost a hell of a lot more money, not to mention open up a giant can of worms.  

Visit your local ABC Roofing Supply and show them your photosAsk them for the local COMMERCIAL sales reps for the TPO and PVC suppliers ... you want to have them all come to your building and discuss with you their products, warranties, and their "CERTIFIED" roofers; the certified roofers can sell warranties - even if you don't BUY the extra warranty, it's good to know which companies are certified (which required training). 

Material for the roof is scheduled to be delivered Wednesday and roofers will start right away.This tenant has not payed rent for May and when we submitted a "notice to quit" she gave us a letter stating "It is within her rights as a tenant to have all emergency repairs fixed within 24 to 48 hours of notification" And gave a list of petty repairs and the roof repair.

I have a great roofer if you need one who could save you on cost for a metal roof.

If you hire your own plumbers/electricians/carpenters/roofers...you are acting as a GC.
