This is a pretty robust cloud based software that you can import all the T-12 info and rent rolls and it aggregates the data and compares it to similar assets all over the country comparing income, expenses, rents, etc.

I would prefer to start with free software because of the robustness of these options and I do not need to manage a large portfolio.The things I like about Cozy are the simple design, the ability for tenants to build credit, comparing tenants side by side, mandatory renter's insurance, and all of the other standard marketing and management options.

Found out later he was a dreadful alcoholic who lost his job, his car and sold his condo to live, thus the money he had invested.
