@Clint Shelley  big part of any type of perspcriptive easement is paying the tax's.this would be an easement by necessity... and I don't think the utls company would put utls in without an easement.also on the plat since its a private road there could very well be an easement for ingress and egress.. the city would want that for this very reason..

I am from Amarillo, TX originally, so being up here in such a dry (environmentally and economically speaking:) definitely makes creative thinking when it comes to investing a necessity.

H all,Question on house hacking, I bought my current property November 2020, at that point I purchased all appliances for the house along other necessities.

I understand the necessity of ventilation in the basement,  However I appreciate the security that the non functioning windows afford me. 

On the flip side, when you get into things like commercial and multifamily, debt is almost a necessity, but look how much money those guys are raking in!

I'll confess that I am a "simple-by-necessity" investor.

As for insurance its a necessity and shopping around would give you the best rates and there are repairs that could be done to ensure you are getting the lowest quotes due to differences in rentals vs primary residences.

IMO, the length of the lease creates legal rights for that period and could result in my necessity to buyout the tenant.
