If there's a personal injury case, landlord/tenant dispute, or an eviction case, I would much rather be in Tarrant or Collin County as opposed to Dallas if I'm a landlord.

If they burn your house down, your fire insurance will go after their renter's insurance.If they do some injury and they don't have any money, maybe the injured will go after you, the landlord.

Doing something when you make sure it looks good is a positive step, being careless and just jumping in to muddy waters results in neck injuries or worse. ;)Even when you make sure the numbers are good, way too many things can go wrong in a flip.
