Invoice in the mail :-P

By the time you get the invoice, sort out if it is recurring or not and give notice to the tenant, there is quite a lag.

The GC noticed this, called me, and I went over to the home and asked him to send me any invoices for work done - and that I would no longer be using his services.A few lessons I learned the hard way - don't do three renovations at the same time when starting out!

If it's a big purchase or a sub then they will get payment directly from the company after they submit their invoice and W9.

A few days later after I get the invoice with this information in it, reviewing the lease and noting there was indeed a clause in there that they would pay for issues they cause, I sent them the bill and explained to them which section of the lease made them responsible.

My realestate agent did send the copy of the invoice that was provided for the repair via email when I called her about it earlier this week.

Keep the deposit and send a letter with itemized invoices to their last known address aka your rental.

The bank is unlikely to allow you to pay yourself out of the rehab loan, even if you submit time cards, invoices or whatever.Again, get with an expert to outline it for you.

You can also ask the other units' tenants whether they recall seeing any carpet cleaning vans around the time in question - if they recall the cleaning company name, contact the company in person with a box of chocolates to get a copy of the invoice.  

Will probably need an approved contractor, and then will have to get each invoice approved by lender as you work your project.
