@Wayne Brooks you're assumptions are why you cant see the answer. 1) My mortgage was 65% of my homes value, so my payment is considerably less that that of someone that purchases it a retail price. 2) Expense writeoffs make an investment home less expensive than a private residence, more so now with the SALT Cap on tax deductions. 3) Depreciation that you get from an investment property.

There is just about no other group that has higher maintenance, unless you rented to homeless crack addicts who would steal all the copper including the wiring in the walls to sell for a rock of crack!

I weighted the outcomes for the possible pro that he was; didn’t responded to my 3 day notice (acted like as if he'd never gotten one ever since I'd handed to him); he could have dragged the eviction for up to 5 months long rent free by utilized the corrupted legal system (at lease it’s for my case) like I’d read it somewhere (there‘re actually courses out there to walk them through; step by step; days that involved with the court system), in addition to the possible property damages before he finally moves out if he felt like it and the way he’d lived my house that was worse than those homeless who are by the corner of 6th and Maple in Downtown L.
