Texas doesn't have a state income tax so the new duplex will only show up on your federal and CA return.It really comes down to who can fulfill your needs and you're confident in.

There are also societal issues - historically, women had to be more concerned with reserving assets for the future in case the male died and she was left raising children on her own - and discrimination issues, wherein a lot of people assume the woman is in a secondary role (I see this in my own office with how some men interact with my female employees) - and early childhood issues - how many women are taught to "take risks" at an early age? 

I assume, that may benefit you as well if you take them online.I take a few online classes now to fulfill the post licensing education requirements on topics that haven't changed much.

As Trent mentioned, you can most likely fulfill the distribution requirement with the cash flow of the property if there is any.
